AUTOMATED VALUATION MODEL (AVM)
The key advantages to our in house AVM are the simplicity and common sense behind it. To address the velocity of change in the way the banking industry approaches its workflow process, we offer quick and reliable automated estimations of residential property values within minutes delivered via the internet. Our propriety product provides a high price, median price and low price, the average price and a platinum market analysis valuation price. Our in house AVM is a proprietary product that can identify potential "flips" or fraudulent activities on a specific property. It not only searches the traditional collateral indicators of fraud, but also identifies the relationship between buyers and sellers that are involved in this deception. The combination of factors used provides efficiency and confidence in detecting fraud in the pre-funding and post-funding of a company's lending model. This AVM is not an appraisal and does not include either (a) physical inspection of the exterior or interior of subject property, or (b) photographs of the interior or exterior of subject property.

APPRAISAL: LAND
The Land only appraisal.
Our outsource services can estimate property values on agricultural, commercial, industrial, small and large acreage, as well as estimate the market value of an unimproved site suitable for residential development. All land appraisals include a signed appraiser's certification.
APPRAISAL: SINGLE FAMILY RESIDENTIAL
Uniform Residential Appraisal Report (URAR) FNMA 1004
This is the standard in residential single family appraisal offered by Florida Appraisal Network. It considers market value trends, supply and demand and marketing times. Provides indicated value by cost approach. Provides a sales comparison analysis grid with indicated value by sales comparison approach. Detailed comparable grid includes pool, porch, patio, deck, garage/carport, heating/cooling and functional utility. Quantitative adjustments to comparable sales.
Estimates a specific market value. All single family residential appraisals include a signed appraiser's certification.
Appraisal Update and/or Completion Report FNMA 1004D
Update to a previous appraisal that was prepared subject to completion of repairs or incomplete items
Notes items completed or still need to be completed since time of original appraisal
Same appraiser performs a re-inspection who completed original appraisal report
Allows lender to ascertain the current construction status of subject property without incurring the cost of another appraisal
APPRAISAL: FHA
FHA Appraisal
FHA appraisal provided in a uniform format for reporting neighborhood, site and improvement descriptions. URAR, Multi-Family or Duplex may apply. Summary listing detailed condition of property and required improvements prior to loan closing. Considers market value trends, supply and demand and marketing times. Provides a sales comparison analysis grid with indicated value by sales comparison approach. Quantitative adjustments to comparable sales. Estimates a specific market value. All single family FHA residential appraisals include a signed appraiser's certification and HUD case number.
Condition and Marketability Report FHLMC 2070
Summary appraisal report that conforms to USPAP requirements. Reports general condition of the subject property and marketability factors. Reports current market conditions of the neighborhood. Option for upgrade path as adverse factors are observed. No estimate of market value.
Property Inspection Report FNMA 2075
Exterior inspection of the subject property from the street. Report consists of limited subject property and marketability factors. No estimate of market value.
Exterior Only Inspection Residential Appraisal Report FNMA 2055
Summary appraisal report documentation but includes extensive property information
Provides quantitative adjustments to comparable sales. Estimates a specific value
Increase efficiency and reduce costs. Detailed comparable grid includes all important components for adjustment.

Condo Appraisal FNMA 1073
Considers market value trends, supply and demand and marketing times. Room count and actual square footage by GLA. Notes condition of improvements, depreciation, repairs needed and quality of construction. Project and phase information includes number of units, number of units for sale and number of units currently rented which allows assessment for any location risk within the complex.
Exterior Condo Appraisal FNMA 1075
Considers market value trends, supply and demand, and marketing time. Room count and actual square footage for GLA.
Notes condition of improvements, depreciation, repairs needed and quality of construction. Project and phase information includes number of units, number of units for sale and number of units currently rented which allows assessment for any location risk within the complex.

Residential Appraisal Review Short Form - (Form 2006)
One-Unit Residential Field Review Report Form - FNMA Form 2000
Both used to determine the completeness and accuracy of the data in an appraisal report. Verifies accuracy of market value as of the effective date of original report. Includes comprehensive analysis to determine the completeness and accuracy of all appraisal components. Provides additional comparable sales if the sales utilized in the original report were not comparable to subject. Provides a market supported estimate of value, if the original value was considered not reasonable. Includes a signed Appraiser's Certification
APPRAISAL: MULTI UNITS
Multi-Family Appraisal FNMA 1025
Small residential income property appraisal report for two- to four-family residences. Provides neighborhood, site and improvement descriptions. Provides general description of subject's exterior, foundation, basement and insulation. Notes condition of improvements, depreciation, repairs needed and quality of construction.
Multi-Family Field Review Report FNMA 2000A
Used to determine the completeness and accuracy of the data in an appraisal report of Small Residential Income Property (1025). Verifies accuracy of market value as of the effective date of original report. Includes comprehensive analysis to determine the completeness and accuracy of all appraisal components. Provides additional comparable sales if the sales utilized in the original report were not comparable to subject. Provides a market supported estimate of value, if the original value was considered not reasonable. Includes a signed Appraiser's Certification.
APPRAISAL: REO
Supplemental REO Appraisal Addendum
A comprehensive valuation program for residential real properties throughout the various stages of foreclosure and asset disposition process. Supplemental REO appraisal addendum included with standard URAR 1004 Form. Provides general description of subject's exterior, foundation, basement and insulation. Notes condition of improvements, depreciation (physical function and external), repairs needed and quality of construction. Identifies competing listings and market trends. Provides "as is" and "as repaired" values for normal marketing times. Provides "as is" and "as repaired" values given client-imposed marketing time.
APPRAISAL: NEW CONSTRUCTION
Plans/Specs Appraisal
Used for new construction to review plans and specifications to determine estimated market value. Provides general description of subject's exterior, foundation, basement and insulation. Calculates room count and actual square footage for GLA. Notes condition of improvements, depreciation, repairs needed and quality of construction. Provides sales comparison analysis grid with indicated value by sales comparison approach.
APPRAISAL: COMMERCIAL
Uniform Commercial/Industrial Appraisal Report - Small Property (Form SP7)
This is the new standard in small Commercial/Industrial appraisal offered by Florida Appraisal Network. It considers market value trends, supply and demand and marketing times. Provides indicated value by both cost and income approaches.
Provides a sales comparison analysis grid with indicated value by sales comparison approach. Quantitative adjustments to comparable sales. Estimates a specific market value. All commercial and industrial appraisals include a signed appraiser's certification.
APPRAISAL: AGRICULTURE & FOREST VALUATION
Provides, baseline valuation, land planning and forest inventories. Management
planning for small-non industrial land owners. Quantitative analysis for
possible sale or carbon sequestration credits. Estimates a specific market value.
